Rebuilt the garage in 2020-2021. Project cost: approximately $180K. The old one, from 1911 was lacking a door, leaning, and unstable.

  • The new garage was designed by architect Camden Hicks and built by contractor Ken Mayer, both from San Anselmo.
  • We selected the Arroyo Craftsman garage light fixtures.
  • The garage rebuild included a new retaining wall behind the garage to create space for a trash shed. We also widened the curb cut to allow easier access to the parking pad.

Major landscaping to the front of the property, designed and implemented by Monarch Gardens in 2021-2022. Project cost: approximately $270K. We worked with them to figure out the right positions for the entry gate, the curved flagstone walkway, the new stone portion of the stairs, and other features. 

Significantly reconstructed stairs:

  • We kept the top run of concrete stairs. There was a slight separation of the concrete at the top of the stairs [noted in the inspection report]; neither our architect nor several contractors thought it was a concern. Nevertheless, our builder suggested that we put a new concrete retaining wall underneath to support the stairs, which our architect thought was a good idea. The retaining wall replaced a previous wooden retaining wall that was failing.
  • Replaced bottom run of stairs with flagstone
  • Added stone wall to left of stairs and alongside lower right portion of stairs (facing home)
  • Replaced old wooden stair railing with custom iron railing by Turner & Taylor Metal Works.
  • Replaced fence around front of property
  • Added stone entry gate (with pergola atop it) and built-in Craftsman lighting
  • Added winding flagstone entry path, and paths to garage and trash shed
  • Replaced lighting on front path and stairs; added additional landscape lighting along garden path (south side yard) and in trees
  • Added stone wall to left of stairs (facing home)
  • Added custom wooden trash shed to rear of garage
  • Added planting and irrigation
  • Added walking path for gardeners up the side of the property
  • Added pavers

Other:

  • Replaced the carpeting on top floor in August 2024. Done by Rafael Floors.
  • Refinished all hardwood floors except main stairs in January 2025. Done by Rafael Floors.
  • Installed new hardwood stairs to the top level from the main level (previously, stairs were carpeted). Replaced the wood treads. January 2025. Done by Rafael Floors.
  • Restored the cedar shingles on the house with a protective stain. (they previously had a light paint). Also, re-stained the front porch and rear deck. 2021. Done by Marin Wood Restoration &  Painting
  • Installed Redwood Security alarm system with smoke detectors in 2010
  • Installed catio off the library. (Our cats have loved it—especially the tunnel under the wisteria! We’ll remove the structure if buyers prefer not to have it). 2010 or 2011

  • Replaced hot water heater with State high-efficiency water heater (2013)
  • Added railing at southeast corner of the house (top of stairs, facing the side yard), installed by Dean Stubbins of Madera Furniture
  • Replaced kitchen dishwasher (Bosch, approximately 2021)
  • Replaced refrigerator (GE, fall 2024)
  • Replaced washing machine (2011, 2018); Dryer also replaced at some point
  • All four toilets replaced with water-saving Toto toilets
  • Replaced large portion of rear (west) fence (the portion shared with one of our rear neighbors), with expense split with the neighbor
